    Cowford comprises an equipped arable farm of 417 acres with a further outlying block at Whitehills of 95 acres which forms Lot 2.

    The majority of the arable land runs over gently rolling ground through the middle of the property, with the woodlands to the north and south of this providing amenity, shelter and privacy. The farmhouse and farm buildings, accessed by a 1.25 mile private road, lie in a tranquil setting at the centre of the farm.

    There are two semi-detached farm cottages lying immediately south of the farm steading both of which are let and provide a useful income. These cottages are excluded from the sale but are available in addition to the purchaser of Cowford.

    The in-hand arable farming operation currently forms the principal enterprise with the current rotation including wheat, spring barley, peas and seed potatoes, with occasional grass leys and shopping turnips. This rotation has been used effectively to improve soil fertility and to maximise the profitability of the farming business with good rents paid for non-cereal crops. Typical yields in recent years have been 3.5t/acre for winter wheat and 2.25t/acre for malting barley. Up to 40 cattle have been wintered in the cattle courts at Cowford in the past, and areas sown down to grass are let for ewe hogg wintering from time to time.

    The land is classified as Class 3(1) by the James Hutton Institute and lies at between 100m and 120m above sea level. The fields are well laid out and of a generous size, and easily accessed from the core central track which runs the length of the farm.

    The wood have been planted and managed with sport and conservation in mind, and now form the basis of an informal driven shoot, with around 500 birds put down each year, allowing for six to eight days' sport every season. The rolling topography of Cowford offers the potential to show good quality driven pheasants and partridge, and with additional planting of game crops and woodlands, a larger shoot could be established. There are three ponds for duck flighting, and unusually, Cowford presents the opportunity to stalk four different species of deer, with red, roe, fallow and sika all being taken in the past. Roe are the most common species of deer.

    Cowford is contained within a single block and is not dissected by any public roads. The internal network of private roads and tracks ensures good access around the farm.

    Cowford Farmhouse and the adjacent farm steading are centrally located within the ring fenced block of land which forms Lot 1. The harled stone farmhouse benefits from a southerly aspect.

    The farmhouse provides comfortable family accommodation with good entertaining space, while maintaining the practicalities of a working home. The accommodation is laid out over two floors and the internal layout is as shown on the floor plans.

    The house is generally accessed from the parking area by means of a porch on the western side of the house. This then leads on to the dining room and a hallway. To the side of the house, a parking area has been created with the walls of the adjacent farm buildings creating a courtyard effect, providing direct access to the farmhouse and to the steading.
