    Cammie House Estate is a lovely small estate with considerable residential, sporting, amenity, farming and woodland interests. It is situated in a most attractive part of lower Deeside, with lovely views to the hills, yet is far from remote being close to Banchory and only 20 miles from Aberdeen. The property was acquired by the sellers in 1989. They then set about an ambitious programme of improvement to the land and woods. The original farmhouse was pulled down and the following year a new house was built on the other side of the steading, to make the most of its position and views. At the same time a new tarmac drive was put in which gives the property its own imposing and private entrance. This is lined with cherry and rowan trees, and their blossoms, together with masses of daffodils, provide a striking entrance to the estate in springtime. The house itself is extremely well finished and attractively presented. It was extended in 1993 and again in 1997, and now offers spacious and comfortable accommodation, and is very much at the heart of this small estate. The steading, now provides extensive storage for farm equipment and vehicles. It could have considerable potential for other uses, subject to obtaining any necessary consents. In 1995 the indoor swimming pool and the tennis court were added. This area makes a lovely entertaining place and has been sited to allow the most of the views.


    Cammie House Estate has productive farmland and its north and western boundary is the Water of Feugh. It also has extensive and most attractive woods, and these were enhanced by further plantings in the 1990s. In 1998 adjoining mature woods, which were planted in 1916, 1942 and 1964 were acquired from the adjoining estate. With ponds having been created, this allowed for a successful shoot. Cammie House Estate also has considerable amenity interests, and there is trout fishing on the river. Cammie House Estate is a well managed and much loved property. It won a Certificate of Merit for the whole of north east Scotland in1999 from Keep Grampian Beautiful and other similar commendations followed in 2000 and 2002.

    Cammie House
    Cammie House is an attractive modern country house. It is harled with a slate roof and looks out over its own enclosed gardens to the fields beyond and onto the hills. There are ample tarred parking and turning areas. Although modern, the house has very much a period feel to it with panelled doors, dado rails and beamed ceilings downstairs. It is a well designed house which is ideal for both modern family living and particularly for entertaining. The house is fully double glazed.

    A wooden front door with glazed side lights opens to a vestibule with an inner glazed door to the hallway. This has a beamed ceiling, dado rail, staircase to the first floor, two walk in cupboards (one shelved and one hanging storage), and an understair cupboard. Off this is the dining room which is a double aspect room with four wall lights, cornice and a door through to the utility room. The sitting room has a cornice, bay window overlooking the garden, open fireplace with wooden mantel and marble surround and hearth, three wall lights, fitted shelves with a cupboard which provides housing for a television. The sun room/dining room has a tiled floor and French doors which open to the garden. It is ideal for informal dining and for entertaining.

    Also off the hallway is a breakfasting kitchen with fitted wooden wall and base units with marble worktops and tiled splashbacks, incorporating a two oven blue Aga, Scholtes four ring hob, fitted DeDietrich double oven/grill, fitted AEG dishwasher and sink. The breakfasting area has corner display cupboards, tiled floor and a door to the garden. The utility room has fitted wall and base units with plumbing for a washing machine and dryer, storage cupboards, sink, Boulter Economy boiler, tiled floor and a connecting door to the dining room.

    Off the inner hallway is a snug and a shower room with shower cubicle, pedestal washbasin and WC. The rear lobby has a stable-type back door with covered entrance, fitted seat and shelf, corner hanging cupboard and a slate tiled floor. The office has fitted shelves and shelved storage cupboards and was designed to be used as a downstairs bedroom if required.

    A staircase with wooden banisters leads up to the first floor landing. This has two storage cupboards, three wall lights and a hatch with loft ladder to a floored roof space. Bedroom 1 has a dressing area and an en suite shower room with shower cubicle, washbasin with vanity unit, bidet and WC. Bedrooms 2 and 3 have dado rails while bedroom 4 has fitted wardrobes and a hanging cupboard. The bathroom has a bath with tiled surround, shower cubicle, pedestal washbasin, bidet and WC. The master bedroom has three wall lights, walk in dressing area with hanging rails and shelves, and an en suite bathroom with jacuzzi bath, shower cubicle, two pedestal washbasins, bidet and WC.

    Immediately adjacent to the house is a most attractive and enclosed garden with gravelled paths, paved seating areas, shrubs, flower and heather borders. It is a magnet for red squirrels and birds and has been laid out in such a way so as to make the most of its position and views. Beyond the garden is a dog kennel and run.

    Swimming Pool
    The indoor swimming pool complex is ideal for entertaining. The building is timber built with a tiled roof. The pool (5m x10m) has a Swim Jet and under water lighting and there is a separate jacuzzi. The seating and gym area, together with the verandah and decking outside, provide a splendid facility for entertaining, enhanced by the stunning view down the Dee and Feugh valley and across to the hills. There are changing areas with sink and storage units, a sauna, tiled shower and a WC with washbasin. In addition there is a plant room. Beyond the pool complex is the tennis court.

    Adjacent to the house and steading, are further areas of lawn with ponds fed by the Burn of Cammie. There is a further pond, approaching the upper farm, at the foot of the hill, and the house is surrounded with policy trees providing shelter.

    Steading
    Across from the house is the steading. This is partially stone built with a slate roof and part steel framed roof with block walling. It has potential for a variety of uses, subject to consents. It has been well maintained and is used to store farm and estate machinery, game equipment and has a large greenhouse. It comprises:

    ? Barn ? stone built, concrete floor and housing an oil tank.
    ? Court ? steel framed inbuilt court with corrugated roof and concrete floor.
    ? Tractor shed ? steel framed with corrugated roof and concrete floor.
    ? Store ? concrete floor and loft above. Off this is a former byre.
    ? Greenhouse ? with wooden staging, raised beds and two productive vines.
    ? Barn ? with concrete floor.

    Farmland
    The farmland at Cammie House Estate extends to some 98.72 acres. While currently in grass it used to grow good crops of malting spring barley until 2009. The land is classified as Class 3(2)/4 by the Hutton Institute for Soil Research. Being in the river valley it is good productive land and ranges in height from 80 m to 110 m (260' to 360'). The grass fields are cut for silage and are let for sheep grazing in the winter months. The fields are all well fenced and are managed under a contract farming seasonal arrangements.

    Woods & Sportings
    Cammie House Estate has an interesting and diverse array of woodland, extending to some 102.03 acres. The wood in land parcel 10 on the plan is mainly Scots Pine and Douglas Fir and was planted in 1916, while that in parcel 14 is mainly Scots Pine planted in 1942 of which some 1.4 ha has been felled. Land parcel 8 is also Scots Pine and was planted in 1964. This has been supplemented by areas of more recent plantings. These woods, together with ponds that were created by the current owners formed the basis of a most enjoyable driven shoot. There are still ten release pens and the shoot was arranged over eight drives. Typically there were up to eight days shooting a year with up to 100 head of pheasants and duck. There is also considerable potential for roe stalking.
