    Bowerhouse is a productive arable and stock rearing farm extending to about 750 acres and has been in the sellers' family since the 1920s. The farmstead lies in an elevated position overlooking the Lauderdale countryside and the Lammermuir Hills beyond. The farm possesses an attractive period farmhouse and three cottages. It is also served by an excellent range of modern farm buildings which provide accommodation for up to 170 head of cattle.


    The farm previously carried a suckler herd of about 90 cows, but has focused more on lamb production in recent years. The sheep flock comprises about 248 Scotch mule ewes and gimmers and 301 Texel ewes and gimmers, with followers in addition. All hoggs are wintered on the farm. Lambing is all outside from April and the majority of the lambs are sold fat off grass with some retained as breeding stock. All winter fodder is produced on the farm, and around 120 acres of silage are cut each year. About 130 acres of spring barley is grown for feed and straw. A typical yield is reported to be 2 tonnes per acre.

    The land is contained within a ring fence and is well balanced for stock production. It comprises 278 acres arable, 182 of ploughable pasture, 41 acres of permanent pasture and grazing, and 2 acres of woodland. The land ranges between 230m and 370m above sea level. The soils are mostly a clay loam, ideal for the production of excellent grass and capable of growing a wide variety of crops and naturally well drained. The fields are of a good size and layout, and the majority of them are serviced by either a natural or a private piped water supply. The holding lies within a single contiguous block and has good access off either a minor public road intersecting the farm or off internal hard tracks.

    LOT 1

    FARMHOUSE
    Bowerhouse Farmhouse sits towards the centre of the farm and is approached from the main farm access which leads to a gated entrance and parking area to the rear of the house. The house is principally of rendered stone construction with a slate roof and the accommodation is arranged over two principal floors as shown on the accompanying layout plans.

    The internal layout offers a combination of practicality for a working farming family, and ample space for entertaining, but is in need of some modernisation. On the ground floor there are two well proportioned reception rooms at the front of the house. The drawing room retains many of its period features including an open fire, ceiling cornices and picture rails. The sitting room has a multi-fuel stove and a built in cupboard. There is also an office which could provide a third reception room if required.

    Towards the back of the house is a kitchen with fitted wall and floor units and oil fired Rayburn installed in the former fire surround. Adjoining the kitchen is a large utility room with a fitted sink unit. There is also a large shelved larder and a cloakroom with a separate WC. The staircase leads from the reception hall to a galleried landing off which are five bedrooms and a family bathroom. The two front main bedrooms are well proportioned and have fine views over the countryside. Outside, near the back door, there is a coal and log store. The farmhouse is surrounded by mature trees and shrubs and there is an attractive garden laid down to lawn to the front.

    COTTAGES
    Situated to the east of the steading, this row of cottages includes a detached cottage and a pair of semi detached cottages. All three are of harled stone construction under slate roofs and the accommodation is laid out on one and a half storeys. Each cottage has a kitchen, sitting room, bathroom and three bedrooms. There is a shared parking area to the rear and private enclosed gardens to the front.

    Bowerhouse has an extensive range of farm buildings, which benefit from good access and a private water supply. The approximate dimensions and construction are as follows:
